The site is located within a 'RU4 Primary Production Small Lots' zone under the Hawkesbury Local Environmental Plan 2012. The surrounding environment comprises a mix of commercial uses, rural lifestyle properties and low-density residential area.

A Development Application (DA) is currently underway for a proposed mixed-use community hub incorporating a 90-place childcare centre, gymnasium and hospitality precinct. Approval of the DA is anticipated within the Loan Term.

The directors of the Borrowing entity are known to the Manager and are experienced in the property development industry.

  • The Loan was advanced at a Loan to Value Ratio of 56%.
  • The Target Return is 8.40% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 11 months of the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 23 June 2026 to 22 June 2027.
