The Loan is secured by first registered mortgage over 2ha of land located within the South West Growth Area in Bringelly, NSW, approximately 55km south west of the Sydney CBD.

The site is zoned ‘RU4 Primary Production Small Lots’ under the Camden LEP 2010. Surrounding development comprises rural residential homesites, the new Western Sydney Aerotropolis and newly created vacant residential allotments intermingled with newly established residential housing.

The subject property is located within the South Creek West Land Release Area, which forms part of the broader South West Growth Area. The South Creek West Release Areas are earmarked for rezoning to facilitate urban development and are anticipated to accommodate up to 30,000 new homes. Importantly, immediately to the south of the precinct is the Lowes Creek Maryland Precinct which has recently been rezoned residential.

The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW. 

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.60% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by director's personal guarantee and a General Security Agreement over the Borrower.
  • The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 28 April 2026 to 27 October 2027.
