The site is predominantly zoned 'R3 – Medium Density Residential' with a portion zoned 'SP2 – Special Purpose Infrastructure' under the State Environmental Planning Policy (Precincts – Western Parkland City) 2021. Surrounding development comprises a mixture of rural residential homesites, former market gardens and recently created vacant residential allotments intermingled with newly established residential housing.
An approved DA allows for the development of 36 residential lots, together with three (3) residue super lots ranging in size from 7,209m² to 13,710m².
A subsequent 6 stage DA has been lodged for further subdivision of the super lots, with approval anticipated in mid 2026.
The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 70%.
- The Target Return is 8.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by a personal guarantee and a General Security Agreement over the Borrower.
- The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 6 months, subject to early or late repayment, from 4 May 2026 to 3 November 2026.
