The Loan is secured by first registered mortgage over 18 strata titled industrial warehouses located in Jilliby, NSW, approximately 28km north of the Gosford CBD.

This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.

Each warehouse includes a glazed shopfront entry, container-height roller door access, and allocated parking spaces. Internal amenities feature an accessible toilet and modern kitchenette with stone benchtop and cabinetry. Several of the warehouses also incorporate first-floor mezzanine areas.

Total strata area (including warehouse, mezzanine and parking) for the units ranges between 170m² and 770m².

The Borrowing Group has extensive experience in industrial development, construction, and manufacturing, having completed several projects in the Central Coast region.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner and in accordance with the loan documentation.

• The Loan was advanced at a Loan to Value Ratio of 56%.
• The Target Return is 7.65% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower and related corporate entities.
• Interest for the Loan Term has been lodged on deposit with the Manager.
• The Loan Term is 12 months, subject to early or late repayment, from 24 November 2025 to 23 November 2026.
