The Loan is secured by first registered mortgage over multiple vacant rural land lots collectively, totalling approximately 227.20ha, located in Boydtown, NSW, approximately 272km south east of Canberra and approximately 395km south of Wollongong. 

This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.

The purpose of the Loan was to provide an equity release for working capital requirements for the wider group.

The property comprises vacant land only, with no existing buildings or improvements. The subject site is located in close proximity to numerous educational facilities, with local shopping facilities and other amenities located 9.8km away in Eden.

The Borrower Group has substantial experience in property investment and development, developing multiple projects across a range of sectors over the last 50 years.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 55%.
• The Target Return is 8.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and related corporate entities.
• Interest for the Term of the Loan has been lodged on deposit with the Manager.
• The Loan Term is 8 months, subject to early or late repayment, from 10 April 2026 to 9 December 2026.
