The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Campbell Parade Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner.

The subject property is a 3 bedroom, 3 bathroom, double-storey strata-titled penthouse apartment. The apartment benefits from significant uninterrupted east facing panoramic views of Bondi Beach, Ben Buckler and South Bondi.

The director of the Borrower Group is a highly experienced real estate developer with substantial assets and a proven track record.

The Borrower Group is well known to the Manager who has previously provided a loan to the Group. The previous facility was conducted in a prompt and punctual manner and in accordance with the loan documentation.

  • The Target Return is 8.15% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and a related corporate entity.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are collectively financially capable of supporting a loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 17 April 2026 to 16 April 2027.
