38 Individually Titled Industrial Lots – Residual Stock Loan

The Loan is secured by first registered mortgage over 38 individually titled industrial lots located in Ravenhall, VIC, approximately 25km west of the Melbourne CBD.

This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.

The 38 Security Lots have been subdivided and individually titled, and have a total area of 129,457m², ranging from 993m² to 10,150m² with an average size of 3,407m².

The lots will be placed on the market for sale, and strong demand is expected due to the limited supply of serviced lots in the immediate area, proximity to arterial roads, and their location within a residential catchment area. One (1) of the Security Lots has exchanged for sale.

The Borrower Group is an experienced industrial real estate developer, investor and commercial builder. The Group has a substantial development and investment portfolio.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 70%.
• The Target Return is 8.30% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
• Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager. 
• The Loan Term is 12 months, subject to early or late repayment, from 2 April 2026 to 1 April 2027.
