The Loan is secured by first registered mortgage over a 27.42ha rural residential grazing property located in the northern hinterland suburb of Dungay, NSW, approximately 36km south west of the Tweed Heads CBD. 

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Tomewin Road Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner.

The subject is currently improved by an older-style 1 bedroom dwelling of a basic nature offering limited added value. Ancillary improvements are also basic.

The Borrower intends to submit a Development Application (DA) for a campground project.

The Borrower is a Special Purpose Vehicle (SPV), and the Sponsors are experienced in property development and investment. 

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 55%.
  • The Target Return is 8.25% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 12 months of Loan Term has been lodged on deposit with the Manager. 
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service on a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 27 February 2026 to 26 August 2027.
