The Loan is secured by first registered mortgage over a 7,938m² super lot within a recently completed industrial estate located in Park Ridge, QLD, approximately 35km south of the Brisbane CBD.

The Security Property is located in an industrial estate and will benefit from a range of high-quality industrial developments on the neighbouring lots in the short to medium term.

The purpose of the Loan was to assist with the acquisition of the Security Property.

The Borrower plans to lodge a Development Application (DA) for the proposed development of 20 industrial units. The DA is code assessable, with approval expected within the Loan Term.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.10% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager
  • The Loan Term is 12 months, subject to early or late repayment, from 2 December 2025 to 1 December 2026.
