The Loan is secured by first registered mortgage over 24.58ha of englobo land within the recently approved and gazetted Croskell (Employment) Precinct Structure Plan (PSP), earmarked for future employment/business use.

The Croskell (Employment) PSP has been identified as a regionally significant employment hub designed to support industrial, logistics and commercial activity in Melbourne’s south-east growth corridor.

The purpose of the Loan was to assist with the acquisition of the Security Property.

A concept master plan has been prepared based on the Net Developable Area (NDA) available under the Croskell (Employment) PSP, which has outlined an 82-lot subdivision to be completed over three (3) stages.

The Borrower is a joint venture between an established development and construction company based in Melbourne with 13 years’ experience delivering commercial, residential and mixed-use projects, and an established family office focused on commercial acquisitions and both residential and commercial development projects.

• The Loan was advanced at a Loan to Value Ratio of 70%. 
• The Target Return is 7.90% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower and a related corporate entity.
• Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager. 
• The Loan Term is 18 months, subject to early or late repayment, from 13 February 2026 to 12 August 2027.
