The site is zoned ‘RU4 Primary Production’ under the Camden LEP 2010. The surrounding development comprises a mixture of rural residential homesites, former market gardens and newly created vacant residential allotments intermingled with newly established residential housing.

The subject property is located within the Leppington Release Area Stage 4 of the urban release plan and is currently undergoing rezoning. Water services are expected to be available in 2027, and it is anticipated that the land will be rezone to 'R2' for a small residential lot subdivision.

The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.30% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by a director’s personal guarantee and a General Security Agreement over the Borrower. 
  • Interest is to be paid by the Borrower monthly in advance. The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature. 
  • The Loan Term is 18 months, subject to early or late repayment, from 10 April 2026 to 9 October 2027.
