The Loan is secured by first registered mortgage over 11 industrial lots and one (1) rural primary production lot, located in South Windsor, NSW, approximately 26km north west of the Parramatta CBD and 45km north west of the Sydney CBD.

This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties.

The Security Property forms part of the South Windsor industrial precinct, a well-established precinct in outer north-western Sydney.

The Security Property is zoned ‘E4: General Industrial’ and ‘RU1: Primary Production’ under the Hawkesbury Local Environmental Plan 2012.

The Security Property consists of 11 individually titled industrial lots and one (1) rural lot within a completed industrial subdivision which originally consisted of 26 lots. Since completion of the subdivision, 14 of the industrial lots have been sold and settled.

The 11 industrial lots range in size from 2,000m² to 3,950m² and the rural lot is 64,310m².

The borrowing entity is a joint venture between an experienced property development group that specialises in land subdivisions and house and land packages in north west Sydney and a transport and logistics company.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner and in accordance with the loan documentation.

  • The Loan was advanced at a Loan to Value Ratio of 49%.
  • The Target Return is 7.80% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 10 months of the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 24 December 2025 to 23 December 2026.
