The Loan is secured by first registered mortgage over 7.479ha of rural land with future development potential located in Gleneagle, QLD, approximately 53km south of the Brisbane CBD.
The Security Property was included within the Urban Footprint of the South East Queensland Regional Plan. The surrounding environment comprises predominantly established acreage residential properties with emerging small-lot subdivisions.
The Borrower Group is currently developing a 720 lot multi-staged residential subdivision opposite the Security Property, and is seeking to rezone the Security Property for further development as part of the adjoining master planned residential project. The Borrower has undertaken significant site investigations including geotechnical, environmental and contamination reports, infrastructure, services and growth management strategies for the proposed redevelopment of the site.
The Scenic Rim Regional Council have indicated the need for future local convenience within the Gleneagle locality. Together with the location adjoining the master planned residential development and other key attributes, the site is well positioned to support future rezoning and redevelopment for a local retail centre.
The Borrower Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 49%.
- The Target Return is 7.85% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is secured by first registered mortgage, an unlimited guarantee, and a General Security Agreement over the Borrower.
- Interest for the Loan Term has been lodged on deposit with the Manager.
- The Loan Term is 24 months, subject to early or late repayment, from 25 March 2026 to 24 March 2028.
