The Loan is secured by first registered mortgage over 26 residential allotments within the recently established ‘Gembrook Estate’, in the Barossa Valley township of Tanunda, SA, located approximately 57km north east of the Adelaide CBD
The ‘Gembrook Estate’ is positioned centrally in the Barossa Valley, which is one of Australia’s premier wine-growing and tourism areas.
The Loan is a Residual Stock Facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.
The purpose of the Loan was to refinance existing debt and provide an equity release against the residual stock to assist the sponsor with the acquisition of neighbouring development site.
The allotments range in size from 593m² to 1,064m², with an average allotment size of 732m² suiting low density residential development.
The Borrower is an established property developer and investor in the Barossa Valley region in South Australia.
- The Loan was advanced at a Loan to Value Ratio of 64%.
- The Target Return is 8.50% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
- Interest for the Term of the Loan has been lodged on deposit with the Manager.
- The Loan Term is 6 months, subject to early or late repayment, from 16 January 2026 to 15 July 2026.
