The Loan is secured by first registered mortgage over an 'Urban Growth' zoned development site located in Truganina, VIC, approximately 26km west of the Melbourne CBD.

The site is zoned ‘Urban Growth' under the Wyndham Planning Scheme and is also included in the Truganina Precinct Structure Plan (PSP). The PSP identifies the site for conventional residential, arterial road widening and Heritage open space.

The Loan is anticipated to be repaid from the sale of the Security Property, which has been sold to a large Melbourne-based developer with settlement scheduled end of 2026.

The Borrowing Group are a substantial Melbourne based residential land developer with experience in developing master planned communities and residential subdivisions in major Australian population centres.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 7.95% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by a guarantee and a General Security Agreement over the Borrower.
  • Interest for 11 months of the loan has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 23 February 2026 to 22 February 2027.
