The Loan is secured by first registered mortgage over a 2.781ha Planning Permit approved hotel development site located in Haven, VIC, approximately 5km south of the Horsham CBD and 300km north west of the Melbourne CBD.

The purpose of the Loan was to provide equity release against the Security Property to assist with costs associated with the proposed hotel development.

The subject property is currently improved with seven (7) partially constructed buildings originally intended for hotel accommodation but damaged in the 2009 bushfires.

The site is zoned ‘Special Use Zone Schedule 1’ under the Horsham Planning Scheme. Surrounding properties are utilised predominantly for residential purposes with the Horsham Golf Course adjoining.

A Planning Permit has been approved for the demolition of existing structures and construction of a 3 storey, 101 room hotel complex.

The Borrower Group comprises experienced professionals with expertise in accounting, project and development management, civil engineering, and investment, collectively bringing the capability to deliver complex property developments.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.20% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and a related corporate entity.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 27 June 2025 to 26 June 2026.
