The Loan is secured by first registered mortgage over five (5) recently completed, individually titled industrial lots located in Melton, VIC, approximately 30km west of the Melbourne CBD.

The purpose of the Loan was to refinance a previous Balmain civil works construction loan that was provided to complete a 7 lot industrial subdivision. One (1) of these lots was sold, and the remaining lots, of which five (5) form the Security for this Loan, have been retained.

The five (5) Security lots have an average size of 14,862m², ranging from 3,513m² to 28,210m², and are generally irregular in shape, with no impediments to access and all services available for connection.

The Security Property is located within proximity to various primary and secondary arterial roads.

The Borrower Group is an experienced industrial real estate developer, investor and commercial builder. The Group have a substantial development and investment portfolio and have successfully completed multiple industrial developments with a total value well in excess of $1bn.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 38%.
• The Target Return is 7.95% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and related corporate entities.
• Interest for the Term of the Loan has been lodged on deposit with the Manager.
• The Loan Term is 13 months, subject to early or late repayment, from 19 December 2025 to 18 January 2027.
