The Loan is secured by first registered mortgage over a 1,977ha 'Rural' zoned landholding located in Moogerah, QLD, approximately 110km south west of the Brisbane CBD.
The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Grading Road No. 3 Sub-Trust. The Borrower conducted the previous sub-trust in a punctual manner in accordance with loan documentation.
The Security Properties comprise 25 separate titles in two (2) separate parcels. The land holdings are high quality Scenic Rim region rural properties utilised for cattle grazing purposes. The aggregation has been certified organic.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 49%.
- The Target Return is 8.30% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower.
- Interest for the Term of the Loan has been lodged on deposit with the Manager.
- The Loan Term is 10 months, subject to early or late repayment, from 17 December 2025 to 16 October 2026.
