The Loan is secured by first registered mortgage over a 9.23ha rural residential allotment located in Kenilworth, QLD approximately 63km west of Maroochydore.

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Eumundi Kenilworth Road Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.

Ancillary improvements on the site include a dam, boundary fencing, a machinery carport and multiple rainwater tanks.

Site improvement works have been undertaken, including alterations to a stream on the site, with two (2) small rock dams constructed and positioned to line the creek bank. A house pad has also been filled on the property.

The Security Property is zoned ‘Rural’ under the Sunshine Coast Regional Council town plan. The zoning of the site allows for the development of a single residential dwelling subject to a permit.

The Kenilworth township adjoins the property and has a fuel station, hotel, bakery and pharmacy. Surrounding development comprises other similar rural residential properties. Major retail, shopping and commercial facilities are available in Nambour, 32km to the east.

The Loan is anticipated to be repaid from a refinance to a construction facility to develop a 5 bedroom, 4 bathroom ‘farmhouse’ style dwelling.

The Borrower is a Sunshine Coast based developer. The director has substantial experience in residential and commercial property development.

The Borrower Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 53%.
  • The Target Return is 8.55% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 9 months, subject to early or late repayment, from 7 November 2025 to 6 August 2026.
