The Loan is secured by first registered mortgage over a Development Application (DA) approved 143 lot residential subdivision site and three (3) 'R2 Low Density Residential' zoned englobo land parcels, located in Dubbo, NSW, approximately 392km north west of Sydney. 

The Security Properties are all zoned ‘R2 Low Density Residential’ under the Dubbo Regional Local Environmental Plan 2022, which allows for a minimum lot size of 600m². Four (4) of the allotments benefit from an approved DA which allows for a 143 residential lot subdivision with 23 residue lots.

The landholdings are subject to the Dubbo North-West Planning Proposal which seeks to amend the Dubbo Regional Local Environmental Plan 2022 to facilitate the development of the North-West Urban Release Area (NWURA) which will include changes to zoning and planning controls that will increase the current yield of the Security Properties.

The Directors have substantial experience in property investment and development, having delivered several projects including land subdivisions, and each has over 30 years’ industry experience.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 8.35% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and related corporate entities.
  • Interest for the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 18 months, subject to early or late repayment, from 7 November 2025 to 6 May 2027.
