The Loan is secured by a first registered mortgage over a 17.91ha future residential development site located in South Ripley, QLD approximately 50km south west of the Brisbane CBD.

The site is currently improved with a circa 1990’s 4 bedroom, 2 bathroom detached brick dwelling. Ancillary improvements include an in-ground water tank and shed.

Of the 17.91ha site area, approximately 11.4ha is zoned ‘Future Urban’ under the Ipswich Planning Scheme 2006. The zoning provides for integrated urban development on large and strategically located parcels of land. It caters primarily for low density, sewered, urban residential uses which is in line with the Borrower’s plans.

The Security Property is situated within a Priority Development Area. Development is contingent on the development of nearby sites due to the requirement to share the cost burden of connecting major services.

Surrounding development comprises single dwellings, rural residential properties and hobby farms.

The Loan is anticipated to be repaid from a refinance into a construction loan once planning approvals are achieved.

The Borrower Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 55%.
• The Target Return is 8.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and related entities.
• Interest for the Loan Term has been lodged on deposit with the Manager.
• The Loan Term is 24 months, subject to early or late repayment, from 14 July 2025 to 13 July 2027.
