The Loan is secured by first registered mortgage over a future residential development site located in Leppington, NSW, approximately 50km south west of the Sydney CBD.
The purpose of the Loan was to assist with the acquisition of the Security Property.
The Security Property is currently improved with a 5 bedroom dwelling and ancillary structures. The site comprises 2ha of ‘RU4 Primary Production Small Lots’ zoned land under the Camden Local Environmental Plan 2010.
The subject property is located within the South West Growth Centre and forms part of Stage 3 of the Indicative Layout Plan (ILP). Stages 3 and 4 of the ILP are expected to be activated in 2027, pending completion of the Kemps Creek Wastewater Treatment Plant, which is currently under construction and scheduled for completion in 2026. The site is likely to be rezoned to 'R2 Low Density Residential' upon activation.
The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 60%.
- The Target Return is 8.40% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by a personal guarantee and a General Security Agreement over the Borrower.
- Interest for the initial 3 months of the Loan Term has been lodged on deposit with the Manager.
- The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 18 months, subject to early or late repayment, from 14 October 2025 to 13 April 2027.
