The Loan is secured by first registered mortgage over a 10ha Development Application (DA) approved residential development site located in Muswellbrook, NSW, approximately 124km north west of Newcastle and 246km north west of Sydney.

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Hunt Place No. 3 Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.

A DA approval was granted in December 2023, for a 3 stage subdivision, including 63 residential lots, a drainage reserve lot, a drainage reserve basin lot, one (1) lot for a park and one (1) for a 100 place childcare centre.

The Borrower Group has substantial experience in completing similar developments within the western suburbs of Sydney.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 63%.
• The Target Return is 8.80% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by personal and corporate guarantees and a General Security Agreement over the Borrower and a related corporate entity.
• The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service a loan of this nature.
• The Loan Term is 12 months, subject to early or late repayment, from 14 August 2025 to 13 August 2026.
