The purpose of the Loan was to assist with the acquisition of the Security Property.
The site is zoned ‘General Residential’ within the Banyule planning scheme and forms part of an established residential precinct in the western section of Bellfield.
The property is a regular-shaped allotment of 624m² and the Borrower intends to submit a planning application for four (4) residential townhouses.
The Borrower is a SPV established to acquire the Security Property, supported by sponsors with stable income and a sound asset position.
- The Loan was advanced at a Loan to Value Ratio of 60%.
- The Target Return is 7.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
- Interest for the Term of the Loan has been lodged on deposit with the Manager.
- The Loan Term is 12 months, subject to early or late repayment, from 10 September 2025 to 9 September 2026.
