The Loan is secured by first registered mortgage over an existing golf course and associated double storey clubhouse located in Kearns, NSW, approximately 40km south west of the Sydney CBD.

The Security Property is situated within an undulating setting. The site lies between the residential suburbs of Kearns to the south east and Gledswood Hills to the west and is located just 6km north west of Campbelltown, a key urban centre on the outskirts of metropolitan Sydney.

The site has recently been rezoned to ‘C2 Environmental Conservation’, 'C3 Environmental Management’, ‘C4 Environmental Living’ and ‘RE1 Public Recreation’ under the Campbelltown Local Environment Plan 2015 (Amendment No 42).

During the Term of the Loan, the Borrower intends to lodge a DA for subdivision into 52 environmental living lots under a community title and one (1) commercial lot. The Gazettal supports this usage.

The Director has substantial experience in property development, having recently completed a large format retail development.

• The Loan was advanced at a Loan to Value Ratio of 41%.
• The Target Return is 7.80% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
• Interest for the Loan Term has been lodged on deposit with the Manager.
• The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are collectively financially capable tor service a loan of this nature.
• The Loan Term is 18 months, subject to early or late repayment, from 15 September 2025 to 14 March 2027.
