The Loan is secured by:
- A 162-room hotel across eight (8) double storey blocks and 12 self-contained cabins.
- A holiday park operating 108 powered 'occupancy areas' of which 26 are improved with built products which is located approximately 5km south west of the Townsville CBD.
- A heritage listed 10-room hotel and a caravan park consisting of 13 freestanding villas and 318 caravan sites located approximately 272km south east of Canberra and 395km south of Wollongong.
- A vacant waterfront land lot which is 'Environmental' zoned, located approximately 8km south of Eden and 480km from the Sydney CBD on the far south coast of NSW.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 56%.
- The Target Return is 8.30% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by first registered mortgage, corporate guarantees and General Security Agreements over the Borrower and related party entities.
- Interest for the initial 9 months of the Loan Term has been lodged on deposit with the Manager.
- The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 12 months, subject to early or late repayment, from 29 August 2025 to 28 August 2026.
