The Loan is secured by first registered mortgage over 12ha of 'Urban Growth' zoned land which forms a future residential development site located in Grangefields, VIC, approximately 29km north west of Melbourne CBD.

The purpose of the Loan was to assist with the acquisition of the Security Property. The Property is zoned ‘Urban Growth' and is positioned within the Melton East Precinct Structure Plan (PSP), which is in the final stages of the approval process.

The Security Property is surrounding mainly by rural lifestyle property, and benefits from being located in close proximity to the ‘Melton Gateway’ retail centre which is anchored by a number of major tenants including Officeworks, Bunnings, McDonalds, Chemist Warehouse and Harvey Norman.

The Directors of the Borrowing entity are experienced property developers and investors, who also operate and own a liquor wholesale and retail business.

  • The Loan was advanced at a Loan to Value Ratio of 62%.
  • The Target Return is 8.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 4 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are collectively financially capable to service a loan of this nature.
  • The Loan Term is 24 months, subject to early or late repayment, from 18 July 2025 to 17 July 2027.
