The Loan is secured by first registered mortgage over a residential development site, with a master plan approval for a multi-stage subdivision, located in Strathtulloh, VIC, approximately 37km north west of the Melbourne CBD.
The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Renaissance Drive No. 2 Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.
The Security Property forms part of Melbourne’s Outer Growth corridor within the Municipality of Melton. Surrounding development is ongoing and at various stages of completion, with the partially completed Harmony Estates directly east, the completed Milestone estate to the south and Stockland actively developing the Atherstone Estate to the western boundary of the subject.
Strathtulloh is seeing significant large-scale estate development and, once fully developed, is estimated to accommodate 8,140 new dwellings and a resident population of 22,800.
The Planning Permit allows for the subdivision into 447 lots and a childcare and medical centre. The proposed development is to be delivered over 15 stages.
The Borrower Group is a Melbourne based property development company that specialises in townhouse developments. The Directors have substantial experience in property investment and development.

- The Target Return is 8.40% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by joint and several personal guarantees and a General Security Agreement over the Borrower.
- Interest for the Term of the Loan has been lodged on deposit with the Manager.
- The Loan Term is 13 months, subject to early or late repayment, from 1 August 2025 to 31 August 2026.
