This zoning permits residential apartments above retail development at a total FSR of 6.5:1 which would equate to permissible gross floor area of circa 4,900m² of residential and 891m² of non-residential development.

The surrounding environment comprises predominantly commercial/retail and mixed use buildings.

The Borrower Group has over 15 years’ experience in property development and investment and holds significant real estate assets.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner

  • The Loan was advanced at a Loan to Value Ratio of 68%.
  • The Target Return is 7.65% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several personal guarantees and a General Security Agreement over the Borrower.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 24 months, subject to early or late repayment, from 3 June 2025 to 2 June 2027.
