The Loan is secured by first registered mortgage over a 21,850m² DA approved residential subdivision located in Leppington, NSW, approximately 50km south west of the Sydney CBD.
The purpose of the Loan was to assist with the acquisition of the Security Property.
A Development Application (DA) for this allotment and the adjoining site (also owned by the Borrower Group) was approved in December 2024, allowing for a staged subdivision creating 100 residential lots and six (6) residue lots across all of the properties.
The Security Property has approval for 23 residential allotments for immediate development, seven (7) residue lots used as a temporary basin, four (4) boundary swap lots and part of a future road measuring 3,775m². The approved residential allotments range in size from 320.3m² to 661.1m²
The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 60%.
- The Target Return is 8.50% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by a personal guarantee and a General Security Agreement over the Borrower.
- Interest for the initial 3 months of the Loan Term has been lodged on deposit with the Manager.
- The Manager has assessed the financial position of the Borrower and Guarantor as part of its credit approval process and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 18 months, subject to early or late repayment, from 4 July 2025 to 3 January 2027.
