The Loan is secured by first registered mortgage over a fully operating retirement village and an adjoining DA approved rural residential development site, both located in Bowral, NSW, approximately 120km south west of the Sydney CBD and 5km from the Bowral Town Centre.

The purpose of the Loan was to refinance the existing lender and provide working capital to the Borrower Group.

The retirement village property comprises of 87 Independent Living Units (ILUs) with a mix of 2 bedroom, 2 bed + study and 3 bed + study accommodation. Most are semi-attached (duplex style), with single or double internal garages and the remainder are freestanding single level villas.

The adjoining development site comprises a predominantly cleared greenfield land parcel over 4ha, improved by a single 4 bedroom dwelling.  The site is zoned ‘C3 – Environmental Management’ and has Development Approval for the construction of 71 ILUs, in addition to a further centrally positioned community area.   

The Borrower Group are experienced property investors and developers in the mixed-use development space. They are based in Sydney and generate substantial income from real estate holdings.

The Borrower Group is well known to the Manager who has provided multiple loans to the group.  All facilities have been conducted in a prompt and punctual manner

  • The Loan was advanced at a Loan to Value Ratio of 49%.
  • The Target Return is 8.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by personal and corporate guarantees and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service (pay interest) a Loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 5 July 2024 to 4 July 2025.
