The Loan is secured by first registered mortgage over 11 individually titled serviced lots spread across three (3) subdivision developments located in Tarneit, Truganina and Kalkallo, VIC, approximately 25km west, 22km west, and 31km north of Melbourne’s CBD, respectively.

The 11 Security Properties are all serviced lots that were recently developed and titled by a prominent Australian developer.

The purpose of the Loan was to assist with the acquisition of the Security Properties.

The lots are zoned ‘Urban Growth’ under the respective planning schemes of Wyndham, Melton and Hume Local Government Areas.

The Loan is to be repaid through progressive sale of the lots as house and land packages.

The Borrower is a Special Purpose Vehicle (SPV) created to acquire the residential land lots in completed subdivisions.

The Borrower Group is a large and sophisticated developer with operations across multiple states within Australia.  The Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 64%.
  • The Target Return is 8.85% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by a corporate guarantee and a General Security Agreement over the Borrower.
  • Interest for the first 6 months of the Loan has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 25 June 2024 to 24 June 2025.
