The Loan is secured by first registered mortgages over a completed but currently unregistered 47 torrens title lot subdivision located in Tralee, NSW, approximately 19km south of the Canberra GPO and a vacant corner lot in Kingston, ACT, approximately 6km south east of the Canberra GPO. 

The Tralee Property comprises a 1.537ha works complete residential subdivision, featuring 47 torrens title residential lots, two (2) lots designated for public reserves and a newly created public laneway.

The Kingston Property comprises 417m2 of vacant land and was provided as an additional security for equity towards the purchase of the Tralee Property.

The Borrower Group has over 30 years' experience in residential and commercial property investment and development in the Canberra region, as well as holding substantial net assets.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 9.20% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower and related corporate entities.
  • Interest for the initial 4 months of the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 7 months, subject to early or late repayment, from 6 June 2024 to 5 January 2025.
