The Loan is secured by first registered mortgage over a boutique hotel, 9-hole golf course & rural land utilised as grazing farmland and bushland located in Jeremadra, NSW, approximately 18km south of Batemans Bay, and approximately a four (4) hour drive, south of Sydney.

The purpose of the Loan was to assist with the refinance of an existing facility, to allow for future redevelopment.

The hotel is known as “The Oaks Ranch” and comprises a recently refurbished, off-grid house comprising 14 guest rooms together with a bar, restaurant, guest lounge, function room, manager’s residence, and outdoor swimming pool. Additionally, the hotel features a 35-par, nine (9) hole golf course, spanning over 2,042m.

The main Sponsor is an experienced property developer and project manager. The Borrower Group have substantial experience in property investment and development, having completed more than 25 syndicated property projects with a substantial gross market value.

  • The Loan was advanced at a Loan to Value Ratio of 32%.
  • The Target Return is 9.20% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower and a related corporate entity.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 5 June 2024 to 4 June 2025.
