The Loan is secured by a first registered mortgage over a residential property situated on 6,838m2 of land zoned R3 – Medium Density Residential and located in the northern beaches suburb of Warriewood, NSW, 27kms north-east of the Sydney CBD. The property is improved with a modern 4-bedroom dwelling, detached granny flat, double lock up garage, in-ground pool and metal deck shed.
The Borrower intends to lodge a Development Application for a subdivision of the Security Property into 15 residential lots.
The purpose of the loan was to assist with the acquisition of the Security Property for future development. The Borrower has contributed in excess of $5,000,000 towards the purchase from their own cash reserves.
The Borrower is a Special Purpose Vehicle (SPV) established for the acquisition and development of the Security Property. The major shareholder of the borrower is an Australian Permanent Resident and has acquired significant property holdings in the Sydney region in recent years.
- The Loan was advanced at a Loan to Value Ratio of 55%.
- The Target Return is 7.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by personal and corporate guarantees and a General Security Agreement over the Borrower.
- The Loan Term is 18 months, subject to early or late repayment, from 21 February 2019 to 20 August 2020.
