The Loan is secured by a first registered mortgage over an englobo residential development site and 14 residential lots in Muswellbrook, NSW, located in the Upper Hunter Region of NSW, approximately 243kms north of Sydney and 127kms north west of Newcastle.
The Borrower acquired the Security Property in 2019 in order to undertake two (2) separate developments; a 16 residential villa development (plus 2 houses) and a 14 residential duplex development. Development approval has recently been achieved for both developments.
The Borrower is part of a large family owned property construction and development company based in Western Sydney. The Group focuses mainly on first home buyers and holds substantial real estate assets.
The Borrower Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 60%.
- The Target Return is 7.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
- The Loan Term is 18 months, subject to early or late repayment, from 22 December 2020 to 21 June 2022.
